I along with many of my clients own rental property in Arizona. Rental properties can be a valuable investment if they are managed properly. I help my clients find the right kind of properties to use as rentals. I have been a landlord since 1987 and have helped multiple clients get into rental properties. The Arizona Landlord Tenant Act is the law we operate under. It protects both the tenant and the landlord and promotes fair and equitable treatment for both parties.

Arizona Landlords Deskbook by Carlton C. Casler, this is the best reference book for the Arizona Landlord . It is written by an Arizona lawyer and landlord, but it's written in language that anyone can understand. One of the best tools it has are flow charts of various legal processes that the landlord will encounter. It also has sample forms that can be filled in to use in the rental business. I would encourage every landlord to purchase a copy and have it on hand.
Rental Forms for use in Arizona. If you purchase the book you get paper versions of these forms. Mr. Casler has provided electronic versions of his forms at this link. This saves you the trouble of typing them in to your word processing program.
Landlord Rights and Responsibilities are listed at this web site. In plain English you can read what is allowed and what is not allowd.
Rental Application 1 Page: This is a form that a friend of mine uses. It has only one page. It encourages the applicant to get the copy of their credit report. He charges $50 if he has to get the credit report. (The credit company charges less if you are getting your own credit report)
Rental Application 2 Page: This is similar to the form I use. It gets permission to run a credit check on the applicant. I usually charge a non-refundable $30 application fee which pays for the credit check and my time.
